Daily & Weekly Policies - RV and Tent Sites

ALL PAYMENTS are due in advance.

CHECK OUT TIME is 12 noon. Guests who don't vacate by 12:00 p.m. will be charged an extra night's stay. CHECK IN time is 1:00 p.m.

DEPOSITS: A 50% deposit of the base rate is required for daily and weekly reservations (minimum deposit = one night's stay). For example, if you reserve a regular RV site for two nights ($36 per night), a deposit of $36 is required. If you reserve a regular RV spot for one week ($220 per week), a deposit of $110 is required. Holiday weekends are an exception to this rule. On Memorial Day, July 4th, and Labor Day, there is a 3-day minimum stay required, and a deposit equal to the 3-day rate is required (or 50% of the booked rate, whichever is greater).

CANCELLATION FEE: Our cancellation fee is 50% of deposit amount if a reservation is cancelled at least 14 days prior to the arrival date (for example, if your deposit was $110, $55 will be refunded). With less than 14 days notice, the customer forfeits the entire deposit. Deposits may not be transferred to later dates unless the transfer is from our busy period (Memorial Day through Labor Day) to our off-peak period (before Memorial Day or after Labor day). Rescheduling must be done 14 days before the arrival date of the existing reservation. Deposits may not be rolled over to a subsequent year.

GUESTS MUST PAY UPON ARRIVAL FOR THE ENTIRE PERIOD RESERVED: Guests owe for the entire period that they have reserved the site, regardless of the date that they actually arrive. If you arrive a day later than planned, you still owe us for the entire period that you initially reserved. This is because, regardless of whether or not you use the site, we have held it for you and have not allowed someone else to rent it. Similarly, if you decide to leave earlier than planned, you will not be given a refund for unused days.

NO-SHOWS: A daily/weekly guest’s deposit guarantees the reservation until 12:00 p.m. of the day following your scheduled arrival date (e.g., if due to arrive on July 25th and you do not show, we will release your site at noon on July 26th to another customer). However, if you contact us and lets us know that you will be delayed, we will continue to hold the site for you upon full pre-payment.

SITE TRANSFERS: If a customer is unable to use their reservation, they may transfer their reservation to another party. BUT, we must be given the name of the person who will be using the reservation, and the substitute MUST CALL US BEFORE ARRIVAL so that we can ensure that they understand our policies and our fees.

JULY 4TH SUPPLEMENT: All sites carry a $10 per night supplement over the July 4th time period (7/3/08-7/6/08).

DAILY & OVERNIGHT VISITORS OF DAILY/WEEKLY GUESTS:Visitors are not allowed except by pre-arrangement and pre-payment.
  1. We charge $5 per day per daily or overnight visitors.
  2. If you haven't told us in advance that you expect visitors, given us their names, and covered the costs for those visitors, we assume they are not expected.. Unscheduled visitors will not be allowed entrance into the park and will be asked to leave.
  3. Please note that if the customer is already at the maximum occupancy for their site (six (6) people per RV site and two (2) adults per tent site), they are unable to accommodate visitors. The site occupancy limit includes overnight guests AND visitors of any age. Hence, an RV site with two registered overnight guests would be able to accommodate up to four visitors (subject to payment and pre-arrangement). However, an RV site with four registered overnight guests would only be able to accommodate two visitors. A tent site with two adults would not be permitted any adult visitors (to reiterate, the maximum occupancy for a tent site is TWO adults, in any combination of overnight guests and visitors).
  4. IN NO CASE may visitors bring in dogs, regardless of extra payment.
  5. IN NO CASE may visitors bring in boats, regardless of extra payment. Our slip and boat parking spaces are extremely limited and we need to keep them for our nightly guests.


DOGS: We welcome well-behaved dogs.
  1. We charge $2 per day per dog.
  2. All dogs must be kept on a leash, cleaned up after, and must not annoy other campers with their barking.
  3. Dogs may not be left outside and unattended in the owner’s site.
  4. We do not permit pit-bulls, dobermans, Rottweilers or any dogs that staff deem to be exhibiting aggressive behavior.
  5. Dog owners who allow their dogs to run off leash or who permit their dogs to bark and annoy their neighbors will be asked to leave and will not be entitled to any refund of payments.

Seasonal & Monthly Customer Policies

SEASONAL/MONTHLY DEPOSITS: We require a $250 deposit for regular monthly and seasonal sites, and we require a $350 deposit for waterfront sites. With at least 60 days notice of cancellation, 50% of this deposit will be refunded. With less than 60 days notice, customers forfeit their entire deposit. Our seasonal/monthly spots are in high demand, and this policy ensures that we hold sites only for customers who are confident of their plans.

RESERVING FOR SUBSEQUENT SEASONS: Existing seasonal customers must let us know by July 15th whether they will be returning the following season. For these customers, the deposit ($250 or $350) is due by September 5th or upon their departure, whichever comes sooner. New seasonal customers must pay the deposit at time of reservation.

SEASONAL AND MONTHLY RATES ARE FOR TWO ADULTS PER SITE. Extra persons will only be permitted in rare circumstances and will incur an extra $100 charge per month. Please understand that our monthly and seasonal rates represent an exceptional value when compared to our daily/weekly guest rates. We are able to offer these rates only on condition that utility usage by seasonal and monthly guests remains reasonable. Our garbage collection and utility costs increase in direct proportion to the number of people using each site.

MONTHLY PAYMENTS. As a courtesy, we allow customers staying for two months or longer to make monthly payments. The first monthly payment is due upon arrival (unless arriving on or after the 21st of the month, in which case the first payment is due the first of the next month). All seasonal customers must make their first payment no later than June 1st. Subsequent payments are due on the first of the month.

SEASONAL DISCOUNT: Seasonal customers who make monthly payments will pay the regular monthly rate for the first three months. The rate for the fourth month will be reduced to reflect the seasonal discount and the deposit amount. For example, a seasonal guest renting a regular RV site owes $2700 for the season, will pay a $250 deposit at booking, and will pay $625 per month for their first three months. In the fourth month, they will pay $575 ($250+3*$625+$575=$2700). This new policy is to prevent customers from paying the reduced, prorated seasonal monthly rate and leaving before they have stayed the mimimum period needed to receive the seasonal discount.

APPLYING DEPOSITS: Deposits will be applied to the last monthly payment (not the first).

PRORATION: Fees of monthly customers are not prorated. Hence, monthly customers who stay longer than one month, but less than two, owe the full daily (or weekly, if applicable) charge for each day over the month that they stay. For example, a customer staying one month and two days will owe $625 for the month and $36 for each of the two extra days. If the extra day(s) overlap a holiday weekend (Memorial Day, Labor Day or July 4th), then the customer will owe for the minimum 3 nights that we require on holiday weekends (July 4th supplement applies).

SEASONAL & MONTHLY VISITOR POLICY: We welcome occasional daily and overnight visitors of our seasonal and monthly guests without assessing a fee.
  1. Seasonal and monthly customers must let us know how many people they are expecting, roughly how long they will be staying, and they must provide their names. We will then prepare a car pass for the visitors at the office which the visitors must pick up in order to enter the park.
  2. If seasonal/monthly customers haven't told us that they expect guests and given us their names, we will assume they weren't expected and they will not be admitted.
  3. We reserve the right to assess a $5.00 per day, per person visitor fee if we deem any monthly or seasonal customer to be in excess of the “occasional daily/overnight visitor” policy. Each extra guest directly increases our utility fees (especially garbage collection and electricity) and seasonal/monthly customers will be asked to share these extra charges if they have excessive visitors.
  4. IN NO CASE may visitors bring in dogs or boats.

Cabin Customer Policies

ALL PAYMENTS are due in advance. A 40% deposit is due at time of reservation with remaining balance due 60 days prior to arrival. 60 days notice of cancellation must be given in order to receive a 50% deposit refund.

CHECK-IN is after 3:00 p.m.

CHECK-OUT is before 10:00 p.m.

NO PETS AND NO SMOKING

CLEANING/SECURITY DEPOSIT: A fully refundable security/cleaning deposit of $100 will be charged upon your arrival. We are able to keep our rental rates reasonable by requiring that our guests clean their cabin before they leave. If you feel you do not have the time, or do not wish to do this, then we assess a $100 fee to cover cleaning costs. Most of our guests do a great job of cleaning before they leave, and the vast majority are refunded their full deposit. Cleaning supplies are provided.

OCCUPANCY: Please note that the occupancy limits for each cabin are strict. You may not exceed the stated limit, and you may not have over-night guests if they push your occupancy over the limit (4 people in Chipmunk; 4 adults and two children max for Quail and Osprey). At check-in, we require the names and car/truck license plate numbers of all persons who will be occupying the cabin, whether or not they are immediately present. When later cabin occupants arrive, they will need to stop in at the office, register, and pick up their car pass. If we have not received the names of all overnight guests from the person who originally checked in and received the cabin keys, these guests will not be admitted.

DAILY GUESTS (guest not staying overnight at North Shore Campground): Please let us know at the office upon check-in if you are expecting visitors from outside the park. Each cabin visitor not staying at North Shore Campground will incur a $15 per day resort fee. In addition, the maximum occupancy for each of the cabins is six (6) in any combination of daily/overnight visitors. Hence, if you are renting Quail cabin and have four people staying overnight, you may only have a maximum of two daily visitors, regardless of fees paid.

ARRANGING FOR YOUR GUESTS: If you expect daily visitors, you must make advance arrangements and prepay for them at the store. Please let us know how many people you are expecting and provide their names. We will then prepare a car pass for them at the office that they must pick up in order to enter the park. If you haven't told us that you expect guests and given us their names, we must assume they aren't expected, and they will not be admitted. IN NO CASE may visitors to cabins bring in dogs or boats.
